Boom or Bust, what are home buyers thinking?

The Northwest Arkansas region was once a sleepy center mainly known for chickens and trucking, this booming area with its now busy airport is the center of attention with of course, Wal-Mart's world headquarters. Wal-Mart employs thousands, but the real story is the growing economic base of companies serving Wal-Mart's needs companies like Proctor & Gamble, Kodak, Johnson & Johnson, Tyson Foods, Georges Chicken, Kraft, the list goes on and on.

Northwest Arkansas also known as NWA has everything you would need. Recreation in the form of watersports on Beaver lake, hiking, camping and hunting in the vast miles of national forest land surrounding us. Entertainment in Downtown Fayetteville or Pinnacle Hills shopping district.

While we have seen what I like to call an adjustment period the median home price is $168,400 with Future Job Growth of 32.9%. I am asking the following questions:
What are buyers thoughts on formulating their offers?
How much time do you as buyers think the market will remain a buyers market?
Do REALTOR'S play a role in your decision making?
My personal thinking on the housing market in NWA is that it is still vibrant and strong with lots of potential for investors and homeowners alike.
